Propionate is mainly used in the preparation for a competition and used by female athletes. Administering HCG directly after steroid treat-ment helps to reduce this condition because HCG increases the testosterone production in the testes very quickly and reliably. In the event of testicular atrophy caused by mega doses and very long periods of usage, HCG also helps to quickly bring the testes back to their original condition (size). Since occasional injections of HCG during steroid intake can avoid a testicular atrophy, many athletes use HCG for two to three weeks in the middle of their steroid treatment. It is often observed that during this time the athlete makes his best progress with respect to gains in both strength and &lt;a href='http://todays.iamspace.com/'&gt;muscle mass&lt;/a&gt;. Those who are on the juice all year round, who might suffer psychological consequences or who would perhaps risk the breakup of a relationship because of this should consider this drawback when taking HCG in regular in-tervals. Some take HCG merely to get off the “steroids” for at least two to three weeks.&lt;/p&gt;  &lt;p&gt;HCG package insert states clearly that HCG “has no known effect of fat mobilization, appetite or sense of hunger, or body fat distribution.” It further states, “HCG has not been demonstrated to be effective adjunctive therapy in the treatment of obesity, it does not increase fat losses beyond that resulting from caloric restriction. 6000 I.U. of HCG in a single injection resulted in elevated testosterone levels for six days after the injection. Ingredients:&lt;br/&gt; * 6 cups chopped lettuce&lt;br/&gt; * salt and pepper&lt;br/&gt;  * 6 hard-cooked eggs, sliced&lt;br/&gt; * 2 cups frozen peas, thawed&lt;br/&gt; * 8 to 16 ounces bacon, crisp-cooked, drained, and crumbled&lt;br/&gt; * 2 cups (8 ounces) shredded mild Cheddar cheese (or cheese of your choice)&lt;br/&gt; * 1 cup mayonnaise (or miracle whip)&lt;br/&gt; * 1 to 2 tablespoons sugar&lt;br/&gt; * 1/4 cup sliced green onion with tops&lt;br/&gt; * paprikaPlace 3 cups of lettuce in the bottom of a large bowl and sprinkle with salt and pepper. Layer hard boiled egg slices over the lettuce and sprinkle some more salt and pepper on top. Before the merger, the handsets were sort of Nextel-lite. You could get push-to-talk service and a rugged handset, but you didn’t have to lug around a brick, totally devoid of style, and you didn’t have to be chained to Nextel’s businesscentric services. But now that Nextel and Sprint have joined forces, and Nextel is putting out smaller, more attractive phones, Sprint’s Ready Link handsets just look a little ridiculous. Take the new Sanyo RL4930: Although it is on the bulky side, as well as sports rubber edges and PTT capability, we’d rather go with the real thing and just get a Nextel phone, such as the i355. The RL4930 is $189, but it’s cheaper with a service plan. &lt;p&gt; &lt;/p&gt; &lt;p&gt;To be perfectly frank, the &lt;a href='http://blog.reviews-cell-phones.com/category/cell-phones-reviews/sanyo/'&gt;Sanyo RL4930&lt;/a&gt; is not a looker. A dull candy bar shape, along with a basic-gray color scheme and a protruding antenna, makes it more like a cordless phone than a mobile device. Also, considering it measures 4.5 by 2 by 1 inches and weighs 4.4 ounces, it’s not compact by any means. On the upside, a rubber coating on either spine adds a touch of durability, but the extendable antenna is rather flimsy.&lt;/p&gt;  &lt;p&gt;The Sanyo RL4930’s 65,000-color display measures 1.6 inches (128×112 pixels) and is the best thing about the handset’s design. Although its overall resolution is a bit washed out, it’s nonetheless fine for viewing the user-friendly menus. You can adjust the contrast, the font size, and the backlighting time, but you can’t alter the brightness.&lt;/p&gt; &lt;p&gt;Below the Sanyo RL4930’s display are the main navigation controls with a standard Sanyo design. There’s a five-way toggle that acts as a shortcut to messaging, and the phone book has a menu where you can program more shortcuts, as well as a My Content folder for storing games and other downloaded files. The toggle is large enough, but the other navigation controls may trouble users with larger fingers. Two soft keys, dedicated Web and Back buttons, and the Talk and End/power keys are all much too small. However, we liked the fact that the Back buttons double as a key lock if held down and that there’s a dedicated speakerphone button below the keypad. Speaking of the keypad, the buttons are raised just above the surface of the phone, which made it easy to dial by feel. They’re also decently sized and lit by a green backlighting. Among a sea of rental fleet specials, a leviathan tractor trailer was parked, taking up four parking slots and the adjacent lane. The &lt;a href='http://blog.automoton.info/category/motorcycles/ducati-motorcycles/'&gt;Ducati&lt;/a&gt; Corse livery, bright rosso paint and the anticipation of what lay within, triggered salivation like a Kobe steakhouse. The Ducati reps greeted us and promptly started offloading the bikes – the new Monster 696, a Hypermotard S and a beautiful, red 848. Wait…no, it’s a 1098, followed by an 848, in yellow. No, that one’s a 1098 also. Which one is the 848? More importantly, which one is mine? My uncertainty is easily apparent, as the Ducati rep catches me peering around the bikes for the side decals; the only way I can discern my ‘middleweight superbike’ from the 1098.&lt;/p&gt; &lt;p&gt;Confusion picking the 848 apart from its larger sibling is understandable and represents both the main point of criticism and praise of it; the 848 is identical to the 1098 in its outer beauty. The 1098/848 are perhaps the most gushed-over bikes to come out of Bologna since the 916. Since the controversy over the love-it-or-hate-it, ‘design exercise’ styling of the 999/749, the somewhat more conventional clothing of the current siblings have that mass appeal that even a non-motorcycle aficionado can appreciate. Whether in red or unconventional white, the 848 is not for introverts: heads will turn and eyes will cast jealous stares in the direction of this Italian stunner.&lt;/p&gt; &lt;p&gt;Criticism of the 848 tends to focus on the fact that it’s essentially a 1098 with a few cheaper components and a smaller engine. Those critics clearly side with the ‘tank is half empty’ argument. Sure, the 848 lacks the traditional dry clutch of its predecessors and its bigger brother, but the wet clutch setup makes for easy modulation and greater durability, as well as a decent weight savings. The ‘lesser’ Brembo calipers may not be as beefy as those on the 1098, but the initial bite is far tamer. To state that the 848 is simply a smaller displacement 1098 is like saying Prada is simply a lesser brand compared to Vuitton. Despite the fewer cc’s. the 848 features an all-new Testastretta Evoluzione powerplant churning out more power than the 749 while shedding weight faster than a supermodel prior to a Vogue photoshoot. In spite of the displacement reduction, the engine is incredibly smooth in its linear power delivery and certainly doesn’t leave its rider in want of more power; if anything, the 1098 chassis feels better suited with the smaller twin for street riding.&lt;/p&gt; &lt;p&gt;The ergonomics of the bike are somewhat misleading. The steeply raked nose and long, narrow tank make the handlebars appear far out of reach of the seating position; combined with the wafer-thin seat and ultra-narrow profile, the &lt;a href='http://allnews.net46.net/tag/ducati/'&gt;Ducati 848&lt;/a&gt; looks about as comfortable to mount as a Philippe Starck recliner. But it’s really not that bad.&lt;/p&gt;  &lt;p&gt;Upon straddling the bike, I wasn’t as stretched out as the long profile suggested, and the seat had substantially more give than it appeared. My only complaints stem from certain design elements; the fairing along the trellis frame ahead of one’s knees has a tendency to rub the fairing screws into the tender part of a rider’s shins, and the raked angle of the fairing stay becomes an issue with low speed maneuverings, whereupon fingers are easily pinched between the clip-ons and cowl. It’s the standard operating procedure of millions of people.&lt;/p&gt; &lt;p&gt;The problem is most people dive in head first without putting enough thought and planning into their personal program. You see, there is no single “Perfect Plan” that will work for everyone. Nor is there a magic formula that will work for every person every time. The ideal weight loss program for you is one designed for you by you. You need to develop a program around your likes, wants and needs.&lt;/p&gt; &lt;p&gt;The following are five simple steps to take when developing a &lt;a href='http://blog.homyhealth.net/tag/weight-loss-program/'&gt;weight loss program&lt;/a&gt; for yourself. By taking a couple of hours to pre-plan your program, you can drastically increase your chances of decreasing your waistline.&lt;/p&gt; &lt;p&gt;&lt;em&gt;Step One – Taking Stock&lt;/em&gt;&lt;/p&gt; &lt;p&gt;The first thing you need to do is ask yourself what you are trying to accomplish. Only then can you plan an appropriate program. Are you looking to lose fat? Maybe you want to concentrate of building some muscle. Quite possibly, you want to do both.&lt;/p&gt; &lt;p&gt;Determine what it is you want to accomplish and plan a program around activities that will work toward this new goal. However, only choose activities that you like to do. For example, running is probably the best exercise to help you burn fat. Even so, if you abhor the concept of jogging, do not make running the cornerstone of your weight loss program as you won’t do it.&lt;/p&gt; &lt;p&gt;Remember – your objective is to develop a program of activities you enjoy that will move you toward your goal. This is not about what is “best” or “most effective.” What is best and most effective are the activities you will do on a consistent basis. You can work in the other activities later when your new routine becomes habit.&lt;/p&gt;  &lt;p&gt;&lt;em&gt;Step Two – Setting Realistic Goals&lt;/em&gt;&lt;/p&gt; &lt;p&gt;Now that you have taken stock and picked your activities, set up a plan that you will stick to. If you have decided to run, but have not jogged around the block since middle school, do not start out trying to run twenty miles a week. You need to start slow. Your goal in the early stage is to set the habit, to make your new plan part of your everyday routine. Your subconscious will shut you down and turn you away from your goal if you try to do too much too soon.&lt;/p&gt; &lt;p&gt;Try this – for the first month do just one third of what you think you can do or twenty minutes, which ever is less. Do this no more than three times per week. This goes for cardio and weight lifting. Keep everything easy and light for the first month. After that, start inching up the length and intensity at intervals you find comfortable, yet challenging. Remember, you are not looking for some magic, quick loss plan to “lose thirty pounds in a month.” You have tried and failed at these “plans.” You are throwing the gimmicks out the window and setting out to slowly establish positive habits which you can build on as time goes by. There is no rush.&lt;/p&gt; &lt;p&gt;&lt;em&gt;Step Three – Planning Ahead&lt;/em&gt;&lt;/p&gt; &lt;p&gt;Now that you have taken stock and set realistic goals, you need to plan. Literally write your workout into your day planner. Do the same with meals. If you are going to eat five meals a day, make time for those meals in your schedule. You won’t find the time unless you schedule it.&lt;/p&gt; &lt;p&gt;This is a must - Prepare your meals ahead of time. If you do not prepare your meals in advance you are setting yourself up for failure. If you take one thing away from this article, this is it. By not planning and preparing healthy meals in advance, you are planning for bad meals instead. You either plan for success or you plan for failure. It is that simple. Nothing will help your weight loss plan more than this simple “trick.”&lt;/p&gt; &lt;p&gt;&lt;em&gt;Step Four – Tracking Your Work&lt;/em&gt;&lt;/p&gt; &lt;p&gt;So, you took stock, you set realistic goals and you planned ahead. You are now ready to begin your new weight loss journey in a successful manner. However, you are not done yet. The only way to fully prepare for the future is to understand the past.&lt;/p&gt; &lt;p&gt;Make sure you log every workout and every meal (Yes, I’m serious) in a daily planner of some sort. You should also note your mood before and after each work out and each meal. This way, whenever you have a very successful week or month, you can look back over that time period to see just what made it such a success. This is very powerful information to have because it isn’t second hand information, it is a recored history of what worked for you! Conversely, you can also use your written records to find out why a period was not successful.&lt;/p&gt;  &lt;p&gt;&lt;em&gt;Step Five – Revising and Re-Energizing!&lt;/em&gt;&lt;/p&gt; &lt;p&gt;Every month or two months, start back at step one to readdress the direction of your weight loss program. Use your written information to improve upon your success, limit your failures and to set more challenging goals for yourself.&lt;/p&gt; &lt;p&gt;These five steps are everything you need to create your own personalized weigh loss program. It could be your partner, parents, grandparents, or even Uncle Ned or Aunt Sophie that snore at various noise levels.&lt;/p&gt; &lt;p&gt;Some laugh and make jokes about it, but it can be a symptom of a serious disorder called obstructive sleep apnea. And if it is obstructive sleep apnea, then it is no laughing matter; that individual needs to get evaluated by a sleep specialist.&lt;/p&gt; &lt;h2&gt;what is snoring?&lt;/h2&gt; &lt;p&gt;Snoring is a noise produced when an individual breathes (usually produced when inhaling) during sleep, which in turn causes vibration of the soft palate and uvula (that thing that hangs down in the back of the throat).&lt;/p&gt; &lt;p&gt;The word “apnea” means the absence of breathing. Unfortunately, &lt;a href='http://blog.snoring-cure-relief.com/category/men-snoring/'&gt;men&lt;/a&gt; are hit with more bouts of disruptive snoring than women. Sorry guys, but even if you don’t think you snore, you probably do.&lt;/p&gt;  &lt;h2&gt;treatment for snoring&lt;/h2&gt; &lt;p&gt;The most important point to make about the treatment of Obstructive Sleep Apnea (OSA), or Snoring Syndrome, is that effective treatment requires several related problems to be treated simultaneously. At least the following need to be addressed:&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Lifestyle factors&lt;/strong&gt;&lt;br/&gt; The impression is growing that to a large extent, many cases of obstructive sleep apnea and snoring may be related to Western culture. The risk of significant obstructive sleep apnea increases with the numerous factors described below, many of which are problems currently rampant in our society. Correction of OSA generally requires that these factors be eliminated. At times, elimination of these factors completely resolves the problem.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Weight&lt;/strong&gt;&lt;br/&gt; Excessive weight brought about by a sedentary lifestyle, too many rich foods, or by medically related situations such as thyroid problems, is probably the leading factor contributing to OSA. Bed partners almost invariably make the observation that the larger their snoring spouse becomes, the louder the snoring bellows, and the more often they hear snoring pauses followed by snorts, and a resumption of breathing (i.e., apneas — episodes of obstructed breathing). Conversely, in a large percentage of patients, &lt;a href='http://blog.homyhealth.net/'&gt;weight loss&lt;/a&gt; down to an ideal weight has reversed the process.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Smoking&lt;/strong&gt;&lt;br/&gt;  Smoking has numerous undesirable effects on the body. Most pertinent to OSA are the obstructions to the airway which cigarette smoking causes: swelling of the mucous membrane in the nose, swelling of the tissue in the throat, and blockage of the small vessels in the lungs. Therefore, add this to another list of reasons why you should stop this nasty habit.&lt;/p&gt;  &lt;p&gt;What other factors may be the culprits?&lt;/p&gt; &lt;h2&gt;more contributing factors&lt;/h2&gt; &lt;p&gt;&lt;strong&gt;Alcohol&lt;/strong&gt;&lt;br/&gt; It is the partial collapse of the airway (breathing tube between nose, mouth and lungs) that is the immediate cause of snoring, and its complete collapse that is the immediate cause of apnea. Alcohol causes too great a relaxation of the airway during sleep. This, and other effects of alcohol on the body, means that it can either cause or greatly contribute to the development of loud snoring and apnea.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Organization of sleep&lt;/strong&gt;&lt;br/&gt; There are two periods of sleep which, given the right circumstances, are especially vulnerable to the development of unstable breathing. These are Stage 1 sleep, which should only occur when a person is first falling asleep but can occur many times during the night if sleep is poor; and REM sleep, which is the time when dreaming most frequently occurs.&lt;/p&gt; &lt;p&gt;If a person has very unbalanced sleeping habits during the week, it can result in the development of very significant respiratory instability during sleep. It’s that simple: unstable sleeping patterns lead to unstable breathing. Therefore, all you need to do is regulate your sleep by getting at least 7.5 hours of it per night. Sometimes, this is all that is required.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Medical problems&lt;/strong&gt;&lt;br/&gt; Anything that can lead to a blockage of the nose, throat, or lungs potentially plays a role in the development of OSA.&lt;/p&gt;  &lt;p&gt;Pertinent nasal problems include allergies to air-borne particles such as animal dander, and dryness of the nose because of a wood-burning stove. Factors that can block the throat include large tonsils, large adenoids, excessive amounts of fatty tissue, and at times, the enlargement of some of the complex tissue at the back of the throat. In these cases, surgery can help by removing unwanted or excess tissue.&lt;/p&gt; &lt;p&gt;Snoring can also be a symptom of diabetes or hypothyroidism. Rumors of an Apple netbook or large iPod Touch weren’t realized, but Schiller seemed to have a good time talking up the Mac platform and updates to the Apple family.&lt;/p&gt;  &lt;p&gt;“I’m so personally excited to be the one delivering Macworld 2009 to you. That’s the finding of a new survey released this month by the National Center for Complementary and Alternative Medicine (NCCAM), which is part of the U.S. National Institutes of Health.&lt;/p&gt;  &lt;p&gt;Thirty-eight percent of American adults are using some form of complementary and alternative medicine, known as CAM, to help with their health.&lt;/p&gt; &lt;p&gt;NCCAM Director Dr. Josephine Briggs says the new survey provides the most current, comprehensive and reliable source of information on Americans’ use of unconventional remedies such as medicinal herbs, acupuncture, yoga, meditation, massage and chiropractic or osteopathic manipulation.&lt;/p&gt; &lt;p&gt;Most of these patients, Briggs says, hope to &lt;a href='http://blog.livehealthcom.net/tag/pain-headache/'&gt;alleviate pain&lt;/a&gt;.&lt;/p&gt; &lt;p&gt;“The most common reason why people turn to complementary and alternative medicine in our survey results is chronic back pain - far and away, the leading reason to use complementary and alternative medicine,” she says. “Neck pain, joint pain, headache: All these other conditions are also given as common reasons. Thus rice, pasta and cereal products should make up the bulk of our food intake. The next tier consists of “protein” products like meat, seafood and soy. Proteins should comprise a proportionately smaller component of our diets than the carbohydrates. The smallest contribution should be from the “fat” group as this is linked to the development bof obesity and heart disease. Vitamins and minerals are trace elements that are found in varying quantities in the various food substances.&lt;/p&gt;  &lt;p&gt;More recently, healthy eating advisors advocate the minimum daily consumption of two pieces of fruit and two portions of vegetables. This is to ensure the intake of fiber is adequate for the regulation of bowel movements.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Reducing Fat Intake&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;Although meat products are primarily made of protein, the choice of cut can markedly affect the fat content. We can choose to reduce our fat intake by choosing lean cuts of meat and ctting off all visible fat prior to consumption. With poultry, the breast meat tends to have less fat than the thigh meat. However, the removal of the skin and visible fat allows us to continue to enjoy the thigh meat. Such small actions can have a drastic effect on our total fat intake and long-term health.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Use the Right Cooking Technique&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;In the same way, the way we cook the food also has marked effects on the eventual fat content. The use of deep-frying or shallow-frying techniques markedly increases the fat and calorie content compared to grilling or steaming.&lt;/p&gt; &lt;p&gt;I advocate the use of stir-frying with non-stick equipment (particularly frying pans and woks) and the use of minimal amounts of cooking oil.&lt;/p&gt; &lt;p&gt;Generally, 1 teaspoon of cooking oil is enough for each dish. This is food that is vibrant and light, full of nutrients but by no means ascetic, fun to cook and a pleasure to eat.&lt;br/&gt; See previous recipes »&lt;/p&gt; &lt;p&gt;1 1/2 pounds winter squash of your choice&lt;/p&gt; &lt;p&gt;2 tablespoons extra virgin olive oil&lt;/p&gt; &lt;p&gt;1 medium onion, chopped&lt;/p&gt;  &lt;p&gt;2 garlic cloves, minced&lt;/p&gt; &lt;p&gt;2 tablespoons minced fresh parsley&lt;/p&gt; &lt;p&gt;1 teaspoon minced fresh sage&lt;/p&gt; &lt;p&gt;3 eggs&lt;/p&gt; &lt;p&gt;1/2 cup low-fat milk&lt;/p&gt; &lt;p&gt;2 ounces Gruyère cheese, grated (1/2 cup)&lt;/p&gt; &lt;p&gt;Salt and freshly ground pepper to taste&lt;/p&gt; &lt;p&gt;1 ounce Parmesan cheese, grated (1/4 cup)&lt;/p&gt; &lt;p&gt;1. Preheat the oven to 425ºF. Cover a baking sheet with foil and brush lightly with olive oil. Cut the squash in half, scoop out the seeds and stringy membranes, brush the cut sides with olive oil and lay cut side down on the foil-covered baking sheet. Bake 40 minutes, or until soft enough to pierce easily with a knife. Remove from the heat and allow to cool, then peel and either mash with a fork, puree in a food processor fitted with the steel blade, or finely dice. You should have about 2 cups of pureed or finely diced squash.&lt;/p&gt;  &lt;p&gt;2. Turn the oven down to 375ºF and oil a 2-quart gratin or baking dish with olive oil. Heat the remaining oil over medium heat in a medium heavy skillet and add the onion. Cook, stirring, until tender, about 5 minutes. Add the garlic and cook, stirring, until fragrant, 30 seconds to a minute. Stir in the parsley and sage, and squash, and remove from the heat. Season to taste with salt and pepper.&lt;/p&gt; &lt;p&gt;4. Beat the eggs in a large bowl and whisk in the milk. Add 1/2 teaspoon salt and freshly ground pepper to taste. Stir in the squash mixture and the Gruyère. Taste and adjust seasonings. Scrape into the prepared baking dish and sprinkle the Parmesan over the top.&lt;/p&gt; &lt;p&gt;5. Bake 30 to 40 minutes, until lightly browned on the top and sizzling. I have wanted one for a few years. It was only two feet tall, but already covered in green baby lemons. Now, six months later, I have about eight juicy yellow Meyer lemons to cook with. &lt;br/&gt;&lt;br/&gt; It looked beautiful on my deck, and the white flowers were very fragrant. Unfortunately, I had to cut off the branch that was blooming to get rid of an unidentified icky pest that was trying attack it. I’m not sure if I’ll be harvesting much next year, so I want to make the best of what I have now. &lt;br/&gt;&lt;br/&gt; In a warm climate, you could plant it outside, but I’m keeping mine in a pot. This way I can enjoy the green foliage inside during the winter and bring it outside for the summer. &lt;br/&gt;&lt;br/&gt; If you haven’t used &lt;a href='http://blog.food-drink-recipes-free.com/?cat=11'&gt;Meyer lemons&lt;/a&gt; before, you are in for a treat. They are sweeter, more of a cross between a mandarin orange and a lemon. Also the skin is much thinner. Greenwich has been called the nation’s unofficial hedge fund capital.&lt;/p&gt; &lt;p&gt;“We are still in a very good market. However, a lot of our clients are financial services companies,” said Jim Fagan, senior managing director of the Westchester County, N.Y., and Connecticut operations of New York City-based Cushman &amp;amp; Wakefield Inc. commercial real estate. “They include everything from hedge funds to reinsurance companies to investment banks, not to mention advertising agencies and other professional services companies.”&lt;/p&gt;  &lt;p&gt;Those former mainstays in the office market will be shrinking, he said.&lt;/p&gt; &lt;p&gt;“As tenants try to lower their fixed costs, they are slimming down their c&lt;a href='http://blog.theestateinfo.info/tag/commercial-real-estate/'&gt;ommercial real estate&lt;/a&gt; exposure, where it is practical and pragmatic,” Fagan said. “The market is going through an adjustment. While it was white hot in July of 2007. It certainly is less than that now.”&lt;/p&gt; &lt;p&gt;John Hannigan, principal of Choyce Peterson commercial real estate in Stamford, said, “The quantity of tenants looking to grow has decreased precipitously.”&lt;/p&gt; &lt;p&gt;Reported office vacancies are not really bad - yet.&lt;/p&gt; &lt;p&gt;In the third quarter, 17 percent of the 14.5 million square feet of office space in Stamford was available for lease or sublease, up slightly from 16.4 percent at the same time last year, according to an average taken from five real estate firms. Available space are locations that are empty or slated to become vacant soon.&lt;/p&gt; &lt;p&gt;The numbers do not include large, single-occupant buildings such as the main UBS AG investment bank and trading floor in downtown Stamford.&lt;/p&gt; &lt;p&gt;But vacancy reports might not tell the whole story, said Jeff Gage, executive managing director at the Stamford office of Chicago-based Jones Lang LaSalle commercial real estate. Some companies have space they are not using but will not admit it unless a broker approached them about subleasing, Gage said.&lt;/p&gt; &lt;p&gt;Sublease space, that which is leased but currently unused, is rising in Fairfield County, he said.&lt;/p&gt; &lt;p&gt;“We are going to see vacancy rates going up to 25 percent or higher (countywide),” Gage said. “My guess is that 40 percent of that will be sublease space.”&lt;/p&gt;  &lt;p&gt;The big subleases include 112,000 square feet that UBS put on the market at 201 Tresser Blvd. in Stamford at Purdue Pharma’s headquarters. Others in the city are 50,000 square feet from Legg Mason at First Stamford Place and 120,000 square feet at 290 Harbor Drive.&lt;/p&gt; &lt;p&gt;Greenwich has smaller office vacancies, but its 4.8 million square feet of office space depends largely on financial services, hedge funds and private equity firms. About 9.3 percent of the town’s office space was available in the third quarter, which was unchanged from the same time last year.&lt;/p&gt; &lt;p&gt;“Greenwich and Stamford are not immune from the downsizing and reorganization from a new model of doing business,” said John Goodkind, managing principal at the Greenwich office of New York City-based Newmark Knight Frank commercial real estate. “The days of abundance are gone.”&lt;/p&gt; &lt;p&gt;“Large users are unlikely to make decisions on space unless they have to,” he said, referring to lease expirations.&lt;/p&gt; &lt;p&gt;On the positive side, Goodkind said many people who had worked for hedge funds, financial institutions and banks will be looking for office space in which to start their own companies.&lt;/p&gt; &lt;p&gt;“We have already seen significant numbers of new companies looking for smaller spaces,” he said. “That will be the mode for the next 12 to 18 months.”&lt;/p&gt; &lt;p&gt;But Gerald Celente, a trends forecaster known for gloomy predictions, said the downturn in the retail sector will affect office space because fewer customers will exist for service firms such as ad agencies.&lt;/p&gt; &lt;p&gt;“In 2009, the focus will broaden to include a range of calamities that will leave no sector unscathed,” Celente said in a report issued by his Rhinebeck, N.Y.-based Trends Research Institute. “Next in line is retail, which accounts for some 70 percent of consumer spending, 26 percent of which is holiday sales.”&lt;/p&gt; &lt;p&gt;“Add to the (retail) empties the commercial space vacated by defunct financial firms and an array of troubled businesses from restaurants to architectural firms, to high-tech operations, to offset printers, etc.,” the report said. “The inescapable result (that we predicted over a year ago and is only now being discussed in the business media) is a commercial real estate bust that will be costlier, wreak greater havoc and prove more intractable than the residential market decline.”&lt;/p&gt;  &lt;p&gt;Local landords, by contrast, are more optimistic.&lt;/p&gt; &lt;p&gt;“We have been here before (in a recession), and we will get through it,” said Jo Ann McGrath, director of leasing for the Merritt 7 Corporate Park in Norwalk. “We just have to stay positive.”&lt;/p&gt; &lt;p&gt;She said the 1.4 million square feet of office space in Merritt 7’s six buildings is 95 percent occupied.&lt;/p&gt; &lt;p&gt;A 51,000 square feet sublease might occur in the complex’s 301 Merritt 7 building. Applied Biosystems is moving out of 301 Merritt 7 in July because it merged with Invitrogen Corp.&lt;/p&gt; &lt;p&gt;Applied Biosystems’s lease expires in 2011, and it has an option to sublet the space, McGrath said.&lt;/p&gt; &lt;p&gt;Margaret Carlson, director of leasing for New York City-based RFR Realty’s seven office buildings in downtown Stamford, said the market is slowing, but not to a crisis stage.&lt;/p&gt; &lt;p&gt;“We are still continuing to sign deals, and we are starting to see concessions for tenants creep in,” Carlson said. “Velocity is slowing down, but we remain optimistic. There are a lot of deals out in the marketplace, and we do not have a lot of sublease space in our portfolio.”&lt;/p&gt; &lt;p&gt;RFR’s Stamford buildings are 90 percent leased, she said.&lt;/p&gt; &lt;p&gt;Another landlord representative, Jeff Newman of W&amp;amp;M Properties, said the recession offers a chance to recruit new tenants.
